The Waterman building sits in the heart of Portland’s East Side Industrial District, an area rapidly changing from traditional industrial uses to a vibrant mix of 21st century manufacturers, artisans and tech companies located side-by-side with some of Portland’s best bars and restaurants. This 40,000 square foot adaptive re-use project transformed an existing concrete warehouse, formally home to the McDowell Bag Company into creative office incubator suites for emerging small businesses. The design blends the gritty and historic character of the existing industrial with modern new amenities, slicing deep light wells into formerly windowless interior spaces. The project also full seismic and energy code upgrades to the existing building.
